About Our Services

WHAT DO WE DO?
Tyler Property Management provides an exclusive service to assure that your Home or Condominium is protected during your absence, whether it be for a week, a month, a year, or any period of time that you are away. Your peace of mind is important and we will keep it that way.

HOW DO WE DO IT?
We start with an interview with the Homeowner and a walk through of the home, after which we arrive at a contract agreement for our services. We then perform a video tour of the home and furnishings and provide the Owner a copy of the video. We obtain the keys, security codes and, if applicable, access code to the condominium complex. Then our work really begins. A thorough, full-service inspection of your home on a bi-monthly or monthly basis to check for operational and security aspects of the Home is commenced. Your home will be checked for all points included on the Agreement and the options chosen.

WHO DOES IT?
Our personnel are trained Residential Managers as well REALTOR members of the FAR (Florida Association of Realtors) and the NAR (National Association of Realtors). All are bonded and insured for greater peace of mind.

WHERE DO WE DO IT?
Tyler Property Management's Home Away Services are available throughout Volusia and Flagler counties. We provide services to single family residencies and condominiums, both large and small.

In addition to the basic services offered to assure your home is functioning as it should, Tyler Property Management "Home Away Services" offers a full range of maintenance services should your home have a need. We have a list of highly qualified vendors in all trades that we have developed and screened for quality and fair pricing. A back ground check is performed on all of our vendors and their employees. All are licensed and insured.

Home Away Services will arrange for each vendor to visit the home as necessary to determine the scope of work, a visit during which our Manager will accompany the vendor and secure the home when leaving. Our charge for this extended service is 10% added to the vendor's contract and $25.00 per hour to obtain the proper bids and assure that the work is properly done, completed and cleaned up.

Maintenance and repairs can be performed by prearrangement while you are away, or as a result of an emergency while you are away. In case of an emergency, we will attempt to contact you to appraise you of the situation. Failing that, with your advance authorization, we will arrange for the work if the damage is threatening to the integrity of the dwelling or is a security matter.

Questions and Answers

How do you perform these services?
Home Away Services visits the home on a periodic basis as agreed by the Owner and indicated on the Agreement. A check list is used to assure completeness. Our goal is to catch problems before they become serious and cause reactions.

What is the basis for fee determination?
The location and size of home are the main determinates. Condominiums are generally less per visit than single family dwellings as the inspections cover the interior only. One of our Managers will meet with you at the home and provide a quote or provide a quote resulting from a telephone conversation.

How are the fees to be paid?
The fees for periodic visits are paid in advance per month or for the term of the Owner's absence. This can be paid by check or by credit card. The Owner can authorize a credit card debit by furnishing our office with your credit card number. Fees for extra work such as vendors are billed at the end of each month and due in 10 days or paid in advance for the amount of the accepted quote for the work.

Is your service a home inspection service?
Not in the sense of a purchase home inspection. Our Managers do not check the home for deficiencies other than those covered in the Agreement.

What assures that the home is being looked after?
During each inspection the manager fills out the check list, signs the list and emails or faxes completed list to the Owner. As near as possible, you will have one Manager in charge of your account. On occasion, one of the Owners of Tyler Property Management LLC will accompany the Manager to the home or make an individual visit to insure compliance.

Is my information kept confidential?
Absolutely! Tyler Property Management does not pass out keys to vendors or give out codes such as gate Codes, alarm system codes, or any other information that could be used to gain entrance to your home. In the event it is necessary to employ vendors, we accompany the vendor to and into the home and stay with the vendor for short duration situations or with longer duration jobs, return later to secure the home.

What happens after a storm?
Home Away Services will be at your home as soon as possible after a major storm and after an area wide power failure. We will access the damage (if any), notify local authorities and take immediate action to secure the home. This could include hiring the necessary vendors to close and secure openings, tarp or repair roofs, turn off water and gas and any other measures deemed advisable.
